Google Ads 

Go to ads.google.com and make sure that you are signed in to the Google account that you want the account to be associated with. 

Follow the prompts and choose which type of ad you’d like to create, your goals, and where you’d like to direct users. 

For YouTube ads, you will need to have a link to the video that you want to be your advertisement. 

For Google Search Ads, Google will come up with suggested headlines and descriptions for your ads. You can edit, add, or delete any of these. 

Continue to follow the prompts and add keyword search terms, location targeting, and your billing information. 

Monitor your campaigns and remember that it takes approximately 2 weeks for your ads to become optimized.

Facebook Ads

Go to business.facebook.com or open your Facebook business page and navigate to the Ads Center. You can create an ad from an existing post or create a new one. 

Fill out all fields including headlines, photos, goals, and the website you’d like people to visit. 

When choosing your audience, you MUST choose “Special Ad Category” and select “Housing.” You cannot choose any demographic targeting due to Fair Housing laws. You can, however, add interests to your target audience as well as locations. If targeting a zip code, note that there has to be a 15 mile radius from any zip code. If you would like to upload a custom list, you must go to the advanced ads manager and choose “customer list” to upload your contacts. 

To boost an existing post, click on “boost.” To boost a Reel, the video must use original audio and not anything that is copyrighted. Again, you must choose the special ad category “Housing” when choosing your targeting options.
